How to use

1. Lot records load automatically from lagobello.com. Nothing needs to be uploaded.
2. Only Section 1 and Section 2 are included. Later sections are not developed and are left off the map, manifest, and invoice.
3. Check the built-house list. Every in-scope address on that list is a house and is marked DO NOT MOW. Every other in-scope lot is vacant and is mowed.
4. 1304 Giuseppe Verdi Ave is the HOA office and is always mowed, even if it is on the built-house list.
5. Review the map and table: GREEN — MOW, homeowner pays ORANGE — MOW, developer pays RED — DO NOT MOW (house).
6. Adjust pricing if needed, then click Print / Save PDF.

Rules: Only Section 1 and Section 2 are in scope. Section 3 and any later subdivision are not developed: they are not mowed, not billed, and they do not appear on the map or manifest. A vacant lot in Section 1 or 2 is mowed no matter who owns it and no matter whether assessments are past due. A lot with a house is DO NOT MOW. Payment status is not used. Sold lots are homeowner / HOA cost. Every other lot status (Listed, Available, Reserved, Under Contract, Future) is developer cost. School-side vacant lots and lake-side vacant lots are priced separately. The HOA office is billed at the Lot #1 + common areas rate. House rates stay on the page for reference and are not billed.

The manifest is built in this browser and is not uploaded. The contractor copy does not include owner names, emails, phones, or balances.

Vacant school-side lots and vacant lake-side lots are billed at the rates below. House rates are not billed because houses are marked DO NOT MOW. 1304 Giuseppe Verdi Ave uses the Lot #1 + common areas rate.
